About the author

My real estate career, which led to a great amount of experience and knowledge of the many beachfront condos along the Emerald Coast of Florida, began in 1992 when I walked into Abbott Realty's main office in Destin, the largest brokerage in the area at the time, and applied for a job. After gaining employment, I spent my first six years working in their 24-hour vacation rental call center. During the offseason, I was tasked with coordinating familiarity tours for many of these same featured properties to help train call center employees and new hires. Abbott Realty had over 3,000 vacation rental units, the largest rental management company by far at that time during the 1990s. In the last two years of my employment, I worked as the night shift supervisor - a demanding job that included many tasks as well as handling customer service issues as guests checked into their rental units and homes.

This experience led to nearly three decades in real estate sales since I gained my Florida license in 1998. My focus has been specializing in waterfront investment properties, specifically gulf-front homes and condominiums that stretch from Panama City Beach, South Walton/30A to Destin & Navarre Beach to Perdido Key near the Alabama border.

Over the years, I've sold or listed numerous beachfront properties, ranging from sales of individual gulf-front condominiums on the beach to serving as the listing agent for major developments at the pre-construction stage. In addition to this experience, I enjoyed working as an on-site agent at other major condominium developments, which included coordinating hard hat tours for under-construction projects. This involved many locations from Panama City Beach to Destin during the construction boom of the early to mid-2000s. As a result of bank failures beginning in 2008 and 2009, I gained experience in handling distressed properties for clients, including short sales and foreclosures.

From 2009 to 2016, I managed a small business called Rapid Check-Ins, which focused on vacation rentals in a hybrid capacity and involved small maintenance tasks and handling cleanings for multiple units in Destin and Panama City Beach. After retiring from real estate sales in 2018, my experiences led me to become a Florida-licensed property insurance adjuster and to work for a major insurance company with Colorado as my designated home state. In 2024, I completed the required 120-hour Property Appraiser course for licensure in the State of Colorado. I currently maintain my real estate license with the State of Florida in an inactive status.

As a result of this experience, including the creation of this guide in 2002, I have walked directly in front of every beachfront condominium on the Emerald Coast from the east end of Panama City Beach to and beyond the Alabama border, including Gulf Shores and Orange Beach. Including locations built in 2002 or later in the Panama City Beach area, I have physically stepped inside the majority of the locations featured in this guide at least once and have seen condos in nearly a third of these featured buildings multiple times.
